Questions

Q: What kind of pets do you allow? Do you permit exotic pets?
A: We allow cats and dogs, breed restrictions apply. 75 lbs. maximum limit. Exotic animals are not allowed within our apartment community.
Q: How many pets may I have?
A: 2 maximum.
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: Fixed fee of $400/pet and $20/month/pet.
Q: Is my security deposit totally refundable?
A: Security deposits are refundable after move out pending inspection and any damage charges.
Q: If I get a job transfer, can I break the lease?
A: There is a lease buyout agreement connected to the lease; you must follow the lease buy out procedures to break the lease.
Q: How long is the term of the lease?
A: We have 7-14 month lease terms available.
Q: Do you accept leases for short terms?
A: A 7 month minimum is required.
Q: If something needs to be repaired in my apartment, how do I report it?
A: All work orders can be reported to the leasing office or online through our website.
Q: When is my rent payment due?
A: Rent is always due on the 1st day of the month.
Q: What day of the month am I liable for a late charge?
A: The 4th of each month.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: Guest may stay a maximum of 14 consecutive days without having to be added to the lease.
Q: Do you have reserved parking within your community?
A: Yes, all 1 and 2 bedrooms come with one reserved space in the parking garage, 3 bedrooms come with two reserved spaces. Extra spaces may be available for an extra charge monthly.
Q: I have a motorcycle, where can I park it?
A: In your assigned parking space.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, they must be listed as occupants on the lease.
Q: Can I install my satellite dish at my apartment?
A: Satellites must be on a tripod on your balcony. Check with your provider to see if your home location receives service.
Q: Do you have cable services?
A: Cable is provided by Brighthouse; it is not included in your rent.
Q: Will you accept my delivery packages for me?
A: Yes.
Q: How is your property different from the competition?
A: 1) We are located right on Lake Baldwin with direct views of the lake and within walking distance to several shops and Publix grocery.
2) We have two resort-like swimming pools on-site for residents, as well as fire pits and two fitness centers with aerobics areas.
3) We have gated and assigned parking with direct building access.

Pet Policy

Policy

Cast and dogs up to 75 punds permitted.

Limit 2 indoor pets per apartment. No exotic animals.

Fees

Non-refundable pet fee of $400 for the first animal plus $400 for each additional animal.

Pet Rent

Monthly Rent of $20/pet/month.

Breed Restrictions

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
